I know this question has been asked and answered several times but I have been reading and trying lots of things already, to no avail. I am still unable to identify and protect the HTML tags in an XML file that comes from a mySQL DB.

I was able to define a custom XML file type and understand many settings that I never had to touch before. However, even with the regex definition for the HTML tags, Studio 2019 treats them as plain text:
I must be missing something, but where ?

P.S.: if there is a better method to translate the content of a mySQL/PHP based website - no WordPress, it's a custom made CMS - than exporting and re-importing the XML, please let me know and I'll change the method.
